Only Direct Deals sends property communications, buyer updates, wholesale deal notifications, investor notices, and related information to contacts who appear to be interested in Florida wholesale real estate opportunities.
These communications are intended for active cash buyers, hard money buyers, direct investors, landlords, fix and flip investors, builders, developers, end buyers, and approved business purpose real estate investment contacts who may want to review wholesale inventory or off market property opportunities.
If that does not describe you, or if you believe your email was added by mistake, you can request removal immediately. We do not want to send property updates to the wrong contact.
Added by Mistake?
Sometimes a contact is added because they previously expressed interest, attended an event, were referred by a partner, submitted buyer information, represented a company, or appeared to be connected to real estate investing.
If that assumption was wrong, use the removal form. We will update your status so you are no longer treated as an active buyer contact.
How Someone May End Up on the Only Direct Deals Buyer List
Buyer contacts may come from several normal real estate investment and business development channels. Some contacts complete a form directly, while others may be added after conversations, events, referrals, or business activity.
Buyer Forms and Opt Ins
You may have submitted a buyer form, requested deal access, joined an investor list, clicked a buyer link, or otherwise asked to receive wholesale property opportunities.
Investor Events and Conventions
Contacts may be added after real estate conventions, investor meetups, business mixers, networking events, property events, trade shows, or similar business purpose investor settings.
Direct Conversations
You may have spoken with someone about buying real estate, funding investment deals, flipping homes, building a rental portfolio, or receiving Florida wholesale inventory.
Partner or Team Referrals
A partner, business contact, company representative, assistant, acquisition contact, or employee may have provided your information because they believed your company may want investment property opportunities.
Company or Shared Emails
Sometimes a general company email, team inbox, acquisitions inbox, or shared business address is added when it appears connected to real estate investment buying activity.
Imported Buyer Records
In some cases, buyer records may come from prior investor conversations, historical buyer lists, referrals, transaction activity, event notes, or other business purpose contact records.
Event Contacts May Bypass Normal Vetting
When a contact is added after an investor event, real estate convention, business mixer, or direct networking conversation, there may be less formal vetting than a standard online buyer application.
In those situations, we may assume the contact is a real cash buyer, investor, company representative, or business purpose buyer based on the setting where the information was collected.
That assumption is not always perfect. If you were added from an event or referral and are not interested in receiving wholesale property opportunities, please request removal.
We Do Our Best to Vet Buyer Contacts, But Some Emails Can Slip Through
Only Direct Deals attempts to keep buyer communications focused on people and companies that appear to be interested in Florida wholesale inventory. However, not every contact enters the list through the same process.
A buyer who completes the online application usually provides market areas, property preferences, funding details, and buyer information. A contact collected at an event, referred by a partner, or added through a company representative may not provide the same level of detail upfront.
That is why this page provides both options. If you want to keep receiving relevant deals, update your buying criteria. If you were added by mistake, request removal.

End Buyer Priority
Only Direct Deals prioritizes buyers who can evaluate and close for their own investment strategy or company acquisition needs.
Professional Communication
Recipients should communicate clearly, review opportunities professionally, and avoid forwarding deal information to unapproved parties.
All Buyers Must Independently Verify Property Information
Property information may come from sellers, property owners, public records, third party sources, vendors, photos, walkthroughs, estimates, prior listings, investor submissions, or other available information.
While Only Direct Deals attempts to provide useful information, no representation is made that all property information is complete, current, verified, or free from error.
Buyers and recipients must independently verify property condition, title status, liens, code issues, permits, zoning, access, occupancy, rent, taxes, insurance, repair costs, resale value, rental value, and all other material facts before making any decision.
